DADU Information:

A traditional design 825sf large model one-bedroom ADU over two-car garage, this unit features a large lofted ceiling great room concept with kitchen, dining and living area with large windows and juilet balcony facing the alley. The back of the unit includes a large bedroom, 4 fixture bath and a small study area next to the side access stair.

The 28′ width provides a generous garage for the primary home with separation from the ADU stair. The ADU entrance features a covered porch at the side of the garage access via a path from the alley or street.

Various siding and color options, alternative garage styles, and exterior lighting provide several customization options for the homeowner.

Design Criteria: 

A simple, affordable design using readily available, locally supplied materials with an efficient construction methodology to create a DADU that is quick and easy to construct in a short time frame.

The simple form and roof design allows for quick production and installation of pre-manufactured trusses. The TJI floor system is able to span the entire of the structure without the need for additional beam support.

Designed per the Seattle Energy Code standards, Mini-split Heat Pump along with an On Demand Water Heater in combination with insulation and fenestration u-values to make a home that is efficiently heated while remaining affordable.
